How we quote
We quote each job individually because the variables are real. A 12-foot ground-floor side-wall vent is a different job than a 35-foot basement-to-roof run with three elbows and a slate-roof termination. The price reflects that. Once we understand your setup — usually a couple of questions over the phone — we can give you a flat-rate quote that doesn't change unless something materially different turns up on site.

What goes into the quote
- Run length. Longer runs take longer to brush and HEPA-vacuum. Older Montclair, Maplewood and Bloomfield homes with basement laundries usually have the longest runs.
- Number of elbows. Each elbow doubles back the brush head and slows the work. Three or more elbows is its own consideration.
- Termination type. Roof terminations require ladder work, fall protection, and are more likely to need a new cap. Side-wall terminations are simpler.
- Access. Stacked closet laundries and tight pull-out clearances add time. Easy ground-floor access keeps the job moving.
- Years since last cleaning. A vent that's been ignored for five years takes longer than one that's two years overdue. Lint that's packed in for a long time releases more slowly.
- Pre-existing problems. Bird nests, rodent obstructions, damaged caps, foil flex sections, or code-violation terminations may need to be addressed at the same time. We tell you what we find before doing anything beyond the quoted scope.
What's always included
- Full mechanical cleaning of the entire vent run with a rotary brush.
- HEPA-vacuum extraction at both ends.
- Cleaning and re-securing the exterior cap.
- Anemometer airflow test before and after.
- Reconnection and operational verification of the dryer.
- Before-and-after photos.
- Honest readout on whether the line itself needs additional work — and a separate written quote if so.
How we compare to "$59 cleaning" coupons
The $59 cleaning ads you see in mailers are almost always bait pricing. The crew arrives, finds something "wrong," and the actual quote ends up at $300+ once the upsells are added. Our flat-rate quote covers the entire job. If we find genuine problems beyond a cleaning, we tell you and quote them separately — but the cleaning price doesn't change retroactively. See how to choose a vent company for the full red-flag list.
Multi-family and commercial pricing
Apartment buildings, condo HOAs and commercial properties are quoted per building rather than per unit. Recurring contracts get preferred pricing; multi-property portfolio discounts available. See our commercial service overview or one of our city pages: Newark, East Orange, Bloomfield.
