What an inspection covers
We send a borescope down the full vent run and document the condition end-to-end:
- Duct material and diameter — flexible foil, semi-rigid, rigid metal? Code-compliant size?
- Run length and elbow count — most codes cap total equivalent length around 35 feet.
- Lint accumulation at every section.
- Crushed, kinked or disconnected joints — extremely common in older homes.
- Wall and roof cap condition — open, screened, damper-functional?
- Termination location — must vent to the outside, not to an attic, crawl space or soffit.
You get a written report with photos, our findings, and a clear recommendation: cleaning only, cleaning plus a small repair, or a full reroute. No upsell pressure.
When an inspection makes sense
- Buying a home. Standard home inspectors rarely scope the dryer vent. We do.
- Recurring problems. If you've had the vent "cleaned" twice and it still runs hot, the cleaning isn't the problem.
- Insurance request. Some carriers want a written inspection report after a near-miss or claim.
- You don't know where the vent goes. Common in finished basements, condo conversions, and older multi-family homes.
