Why dryer vent maintenance matters in multi-family

Dryer vent fires are responsible for an estimated 2,900 residential structure fires annually in the U.S. according to the U.S. Fire Administration, with failure to clean the vent line as the leading cause. In a single-family home, that's a household-level risk. In a 40-unit apartment building, it's a building-level liability — and the property manager is the one with the exposure.

NJ fire code (NFPA 211, NFPA 80 references in the NJ Uniform Fire Code) requires regular maintenance of all heat-producing appliances and their associated venting in multi-family buildings. While enforcement varies, your insurance carrier and your liability counsel are not waiting for a citation — they're waiting for a claim.

For HOAs and condo associations

HOA boards have a fiduciary obligation to manage common-element fire risk. In most NJ condo associations, the dryer vent path inside the unit is owner-responsibility while the in-wall, in-soffit, or roof-termination portion of the run is association-responsibility. That split creates two failure modes: owners ignoring their portion, and the association assuming the owner has it covered.
